Where can I find the GCAAR forms?
All forms are available via GCAAR's Forms Library. Note you must log into your GCAAR account and agree to the terms of service prior to accessing the forms.
What forms do GCAAR members have access to?
GCAAR REALTORS® and our attorney affiliate members have access to the complete GCAAR forms libraries – over 230 forms covering Montgomery County, Maryland and the District of Columbia.
How can GCAAR members access forms?
GCAAR REALTOR® and attorney affiliate members can access forms in a variety of ways:
GCAAR website -- FREE
GCAAR’s full library of Montgomery County and District of Columbia forms is available to GCAAR REALTOR® and attorney affiliate members for free.
- To access the forms, sign into
GCAAR’s website with your GCAAR member number
and password and visit the
Forms page. You must first approve the terms of service that come up on your screen before accessing the forms.

zipForms® Plus -- FREE
This service is offered free to all GCAAR REALTORS® as part of your GCAAR membership. The forms are all fillable through the zipForms® Plus platform. Additional upgrades to zipForms®, including electronic signature options,
are available at an additional cost(s).
GCAAR REALTORS® can access zipForms® Plus through GCAAR’s website under REALTOR® Tools. Greater Capital Area Association of REALTORS® is listed under Maryland State. If setting up an account for the first time, it will require
you to enter in your login credentials to NAR. You can conveniently sign in here -

zipForms® Plus Practice notes:
• Other REALTOR® Association forms are available by either becoming a member of that specific Association OR certain Associations may allow purchase of their forms libraries on zipForms® Plus at an additional cost.
• Not all REALTOR® associations provide their forms on zipForms® Plus. Please reach out to the association to confirm prior to contacting Lone Wolf/zipForms®. Maryland REALTORS® requires full membership within the Association and
their forms cannot currently be purchased individually without a membership.
Additional Options (may have cost)
After careful consideration, GCAAR as a courtesy provides our forms to certain independent Forms Service Platforms to benefit our members. Independent platforms require subscriptions by Brokers/Brokerages and/or Agents, which may have an associated
cost. Once GCAAR Brokers/Brokerages and/or REALTORS® have obtained a valid subscription, GCAAR REALTORS® benefit by accessing GCAAR’s full Montgomery County and District of Columbia libraries at no additional cost to their
standard platform subscription. GCAAR members REALTORS® contact their Broker directly about accessing forms through any of the below platforms.

What are the terms of use for GCAAR Forms?
Association standard forms are provided to members as a member service and may be used only by REALTORS® and Affiliate Attorney Members in good standing. The reproduction of any such standard form in whole or in part, or the use of the name
"Greater Capital Area Association of REALTORS®", in connection with any other form, is expressly prohibited without the prior written consent of the Association.
REALTOR® Members
Access to the Forms by REALTOR® Members is condition upon review and acceptance of the following Policy:
Upon receipt of a written request from an active REALTOR® Member, as defined in the Bylaws, the CEO and/or their authorized designee may execute an agreement to license the Forms to the REALTOR® Member, only during the period in which the REALTOR®
Member is an active member of GCAAR, and under the following terms and conditions:
• The REALTOR® Member acknowledges that the copyright for the Forms is owned by Greater Capital Area Association of REALTORS® and will not remove the copyright designation when using or transmitting the Forms.
• The REALTOR® Member acknowledges that GCAAR retains the ownership rights to the copyright for any modified forms or derivative works that are based on the Forms.
• The REALTOR® Member will only use or provide the Forms in conjunction with transactions in which a GCAAR REALTOR® represents at least one (1) party to a transaction.
• The REALTOR® Member will not permit use or modification of the Forms by any third party (other than an employee or the Affiliate Attorney Member providing assistance in connection with a transaction in which the Affiliate Attorney Member is
authorized to use the Forms.
• The REALTOR® Member will not modify the Forms, other than to fill in blank spaces provided in the Forms, without first obtaining written permission from GCAAR.
• The REALTOR® Member will notify GCAAR promptly if he/she discovers any unauthorized use or modification of the Forms.
• At such time as the REALTOR® Member ceases to be an active member of GCAAR, the REALTOR® Member will immediately cease all use of the Forms, except solely as required to complete a pending transaction in which a GCAAR REALTOR® represents
at least one (1) party to the transaction.
GCAAR reserves all rights at law and in equity, including a right to seek immediate injunctive relief based on any violation of this policy. Your acceptance of this Policy signifies your agreement with the terms above and your agreement to be bound by
the same. If you do not agree to this Policy, you may not access the Forms.
Affiliate Attorney Members
Access to the Forms by Affiliate Attorney Members is condition upon review and acceptance of the following Policy:

Brokerage Affiliation and Forms Usage
A member may only use GCAAR forms for services rendered as part of a brokerage that is affiliated with the National Association of REALTORS®. This applies to real estate agent services as well as property management and appraisal services.
The consents or licenses granted above must be limited to the use as specified in the licensing agreement and this Policy. Any other use may not be made without the express written consent of GCAAR, which consent may be revoked or withheld by GCAAR
within its sole discretion. Any other use made by any Member without the express written consent of GCAAR may also subject that Member to an ethics complaint with any applicable licensing authority, as well as discipline consistent with any sanction
authorized by the Code of Ethics and Arbitration Manual of the National Association of REALTORS®, up to and including suspension or revocation of membership. Any agreement must be reviewed by GCAAR’s legal counsel.
How do attorney affiliate members currently access our forms?
GCAAR attorney affiliates can access our forms directly through GCAAR’s website and/or zipForms® Plus. Note, you must be a member of GCAAR and an attorney affiliate specifically to access our forms. Please contact

How do non-GCAAR REALTORS® access GCAAR forms library?
Non-GCAAR members currently have two options.
1. You can join as a
GCAAR secondary REALTOR® and have full access to both the Montgomery County and District of Columbia libraries, along with gaining all of the other secondary member benefits. Contact GCAAR Member Services at

2. Non-GCAAR REALTORS® who are members of another REALTOR® organization may individually purchase GCAAR’s Montgomery County and/or District of Columbia library directly through zipForms®.

How do I get forms from other areas or associations?
GCAAR members will now have access to Frederick County Association of REALTORS® and Prince George’s County Association of REALTORS® forms in zipForm® and members of those associations will have access to GCAAR’s Montgomery
County forms in zipForm®.
For other associations, you would directly contact the REALTOR® Association whose forms you need. You may be required to join them as a member, or they may allow you to purchase their forms through a forms service provider. All
REALTOR® Associations vary in their terms and conditions for forms, as well as which particular service platform(s) they have agreements with.
